Hardwood floor refinishing

We sand your floors down to fresh wood, fix what needs fixing, then stain and seal them so they look new again.

Most worn hardwood doesn't need to be replaced. A full sand and refinish takes out the scratches, the gray traffic paths, and the tired old finish for far less than new flooring costs. Where boards really are damaged, we replace them and blend them in with the rest of the floor.

We tell you what your floor actually needs. On one recent job, a section the homeowner expected to replace turned out to be fine once the old finish came off, and we told them so.

Natural, no stain

A clean, bright look that shows off the wood's own color. A favorite on red and white oak.

Stained

Anything from warm honey to deep espresso. We put samples down so you pick the color on your own floor.

Water-based finish

Stays clear, has less odor, and dries faster, so you're back on your floors sooner.

Oil-based finish

A warm amber glow that deepens over time. The classic look for older homes.

Hardwood refinishing questions.

Can my floors be refinished instead of replaced?

Usually, yes. Solid hardwood can be sanded and refinished several times over its life, and many engineered floors can be refinished too, depending on how thick the top layer is. We check at your free estimate and tell you honestly which makes sense.

How much does hardwood floor refinishing cost?

It depends on the square footage, the condition of the wood, whether you stain or keep it natural, the finish and number of coats, and extras like stairs or board repairs. We measure at a free estimate and send a written proposal, often with a couple of options to compare.

How long does hardwood floor refinishing take?

It depends on the size of the area, whether you're staining, and which finish you choose. Most jobs take a few days. Your proposal spells out the schedule, including when you can walk on the floors and when furniture can go back.

Is refinishing dusty?

Sanding makes dust, and anyone promising zero dust is overselling. We contain it as well as we can and clean up at the end of every day. One customer described the cleanup afterward as basically a quick dusting.

Can you match new boards to my existing floor?

We blend repairs and new boards into your existing floor as closely as the wood allows, including mixed red and white oak. Natural wood varies, so we'll show you what to expect before we start.

Can I stay home while you refinish my floors?

Usually, yes, as long as you can stay off the rooms we're working in. We'll tell you which areas are off-limits and for how long. The rooms need to be cleared of furniture before we start.
